What To Do When the Property Tax Assessment is High

In a recent newspaper article about the Ventura County Property tax rolls, the tax assessor’s office said that if consumers “think their property is improperly assessed,” they should first call the Ventura Tax Assessor's office.

"We always recommend that Math ruler and calcwe try to resolve our differences that way, and maybe make a quick correction, and if they're not satisfied with that, they can go through the formal appeals route."

Really? Can they be that accessible and open to a different opinion?

Property owners should get their tax bills by the end of July. The first tax installment is due in December, and the second will be due in April.

"It's important that people look for those statements from us and that they don't throw them away."

“Requests for Decline in Value Reassessment will be accepted prior to June 30, 2011, but we urge residential property owners to wait for notification from our office before filing. If you have not received a notice by July 30, 2011 or you receive a notice and feel the value is too high, you may file a formal Application for Changed Assessment with the Clerk of the Assessment Appeals Board by September 15, 2011 (see “Protect Your Rights”) or an Informal Request for Decline in Value Reassessment by November 30, 2011 with our office. To ensure timely processing the Assessor must receive the informal request for 2011-12 no later than December 31, 2011.”

Assessor forms are available by either downloading them from their website or by contacting their office at (805) 654-2181  http://assessor.countyofventura.org

If we were unable to review the 2011 value of your property, or if you disagree with the Assessor’s value determination, you have the right to file an Application for Changed Assessment with the Clerk of the Assessment Appeals Board between July 2 and September 15, 2011.


You have the right to file an appeal with the Assessment Appeals Board. The filing period is from July 2 through September 15, inclusive. Assessment appeal applications are available from that office.

It is important to note that if you have not received a response from our office by the assessment appeals deadline date or do not agree with the response you must file a timely "Application for Changed Assessment" in order to protect your appeal rights.

The Assessment Appeals Board is an independent body appointed by the Board of Supervisors to serve as the local Board of Equalization. The Assessment Appeals Board will determine the value of the property after hearing evidence from the applicant and a representative of the Assessor's Office.

An Informal Request for Decline in Value Reassessment submitted to the Ventura County Tax Assessor's Office is not the same as an "Application for Changed Assessment" that is filed with the Assessment Appeals Board.
